The essential services we provide buyers and sellers in a real estate transactions are described in detail below to assist you in further understanding our fees.
Italics mark who customarily pays for various fees charged in a real estate transaction. This will vary by contract. Assume nothing and read your contract BEFORE you sign to know which costs will be charged to you. Settlement fee: This fee covers the processing of the real estate file for the buyer and seller in preparation for the conveyance including payoffs to banks, handling and recording deeds and mortgages, recording satisfaction of mortgages. In addition, we verify seller's financial standing with Condo/Homeowners Association, establish legal ownership and verify liens and taxes that may be due on the property. Both buyers and sellers usually have either an Attorney or title company handle their settlement. Buyer and seller pay. Title examination: Our attorney examines an abstract to verify legal ownership of property. The attorney reviews publicly recorded documents associated with a property. Buyer pays. Title insurance: A one-time fee at closing insures the homeowner and his/her lender that the property is free and clear of judgments, liens, and other encumbrances or claims against title. Buyer pays. Seller's Documents: An attorney usually prepares documents on behalf of the seller to transfer a property. These documents include a warranty deed, bill of sale, compliance agreement, CMA (Continuous Marriage Affidavit) and non-identity affidavits and other notarized, legal documents. Seller pays. Attorney's Fee: Attorney reviews and prepares documents on behalf of buyer or seller. Both buyer and seller may pay attorney fees. Title or Abstract Search: Charge to review the abstract and deliver marketable title to the buyer. Seller pays. Lien Search: Review of public records and other departments. Seller pays. Shipping, Handling and Delivery: Fee covers all administrative and courier costs for a closing. These include payoff of mortgage(s), recording of deeds, affidavits and another documents for public record. Buyer and seller pay. Title Update Fee / Recertification Fee: A title update must be conducted immediately after closing and before issuing a title insurance policy. Buyer pays.
